The hard part is not the model. It is the domain.

A general-purpose model does not know that a membrane under tiling only works with a separation layer, that positions in a Greek tender package follow their own numbering logic, or that a price in a dealer's list is not the price in an estimate. What we build is the domain layer that makes a model useful on a construction site.

Standards read as text, not recalled from memory

EN, ETAG, EAD, EOTA, Cyprus Building Regulations, ETEK. Assemblies and tolerances are checked against the wording of the standard — including which revision applies to which assembly.

Greek tender packages, parsed into line items

The package structure is read, positions are carried into the calculation, and the bid is checked back against the requirements. A requirement missed in a Greek annex is a disqualified bid.

Drawings and site photographs, turned into quantities and defect reports

Take-offs from drawings; executed work assessed from photographs — what to accept, what to redo — issued in the company's own document format.

Live prices, each with an address

Dealer price lists and supplier invoices are consolidated into unit rates. Every figure carries the source it came from, and plan is recalculated against actual as the project moves.

From one agent to a system

The roles are already separate — estimating, compliance, tendering, financial control, correspondence — each with its own memory and its own sources, sharing one project context. Today the estimating and document contour is the one in daily production; the other roles run and are being hardened on the same live projects. Every decision that carries liability stays with the human.

Bob has been running with a real Cyprus contractor for two months. No demo, no sandbox — actual sites, actual proposals, actual dealer prices. Since June 2026 we have issued 98 pieces of work — estimates, bills of quantities, method statements, contracts and reports; each one a separate job, not a re-export of the same file.

Frequently asked questions

How is Bob different from ChatGPT with a "price this BoQ" prompt?
Bob knows your construction specifically: Cyprus dealer catalogues, 2026 Buzon pedestal prices, EN/ETAG/EOTA standards, Greek tender formats. ChatGPT will give you a world-average hallucination; Bob returns a verified line item with a source and a dealer reference. And when something is unknown, it says "unknown" — it doesn't make it up.
What if prices have moved or the dealer isn't responding?
Bob writes "to be confirmed with dealer" in the proposal rather than fitting a placeholder number. That rule is wired in at the pilot level: an explicit gap is better than false precision that costs you 20% of your margin three weeks later.
What's the pricing methodology?
Eurostat NACE F (construction labour-cost index) → Cyprus inflation coefficient → 30% contractor margin on a separate line → benchmark against dealer catalogues. Every line item is auditable; margin is explicit, not folded into unit prices.
